California’s Dream For All program is coming back in early 2026, and a lot of buyers have been waiting for this one.

Here’s why it’s such a big deal. The program can provide up to 20% of the home’s purchase price, capped at $150,000, to help cover your down payment or closing costs. It’s paired with a CalHFA Dream For All Conventional first mortgage through a CalHFA-approved lender. And the best part? You don’t make monthly payments on the assistance. You repay the original amount plus a share of the home’s appreciation only when you sell or transfer the property. That can be a game-changer for buyers trying to get into the market.

So who qualifies? At least one borrower must be a first-generation homebuyer, meaning their parents do not currently own a home in the United States. At least one borrower also needs to be a current California resident. Your income must fall within CalHFA’s county limits for where you’re buying (Santa Clara County $309K, San Mateo $295K, Alameda $293K), and you have to live in the home as your primary residence. You’ll work with a CalHFA-approved lender, complete a required homebuyer education course before closing, and register for a voucher.

Another important part, this is not first-come, first-served. It’s a lottery. You register during the application window, and a randomized drawing selects who receives a voucher. When the program launched in 2023, funds were gone within days. The 2026 lottery window runs from February 24 through March 16, 2026, and many applicants are expected.
