San Jose has become the first city in California to allow the sale of ADUs (Accessory Dwelling Units) separately from the main house! For those who don’t know, ADUs are those nifty little backyard cottages, in-law units, or casitas. They've been great for generating extra income or helping out family members, but now they can also help people achieve homeownership at an affordable price.
A new law, passed in January, makes it possible to sell these ADUs like condos. Before, an ADU was part of the same property as the main house but now they can be sold separately.
Assemblyman Phil Ting’s bill, AB1033, paved the way for this change. While many cities are still working on adopting the ordinance, San Jose has taken the lead and made it happen first. This should create more accessible homeownership, especially for young people and those on fixed incomes. Plus, it's a great way for homeowners to generate additional revenue if they choose to.
With Silicon Valley adding six jobs for every new home, this couldn't have come at a better time. Our housing market has been struggling to keep up with demand, and this new option for selling ADUs provides a much-needed solution. It'll be interesting to see how desirable these ADUs for sale will be and how pricing will react.
