Property Tax Reminder

Just a quick reminder that the 1st installment of your property tax is due on November 1st. You'd have until December 10th before it goes delinquent.
 
Recently, I learned that many of my clients who had purchased their homes at the beginning of the year still haven't received their property tax bills. With a few calls, it was discovered that many assessors' offices have been backlogged for the past few months. So if you haven't received your property tax bill, don't wait. Instead, go on your county's website and search to see if your bills are readily posted online. If you still don't see it, make an immediate call to your local assessor's office and inquire about your bills.
 
Upon receiving your bills, screen them carefully and vet for any unusual assessment placed on your property. While you're at it, check to see if the Homeowners' Exemption was applied to your property. This exemption is where the California Constitution provides a $7,000 reduction in the taxable value for a qualifying owner-occupied home. You can access your local county BOE-266 form here or take a trip to your local assessor's office and submit one in person. This can help reduce your property tax bills by $60-$90. Not a ton but every dollar counts!
