You want more bang for your buck when buying in the South Bay? You’re not alone! A lot of South Bay buyers are willing to sacrifice a longer commute for a larger and better house.  Enter South San Jose's Blossom Valley, which delivers bigger homes, good schools, and solid everyday convenience for noticeably less money.

Cost breakdown
As of early 2026, Blossom Valley single-family homes are landing around the mid $1.4M–$1.5M range. Compare that to Almaden Valley, which is pushing past $2M, and even parts of Cambrian creeping into the high $1.7M–$2M+ range.
Translation: your dollar just stretches further in Blossom Valley. 
 
What you actually get
Think classic California ranch homes, mostly built between the 50s and 70s. You’ll typically find 3-4 bedroom homes around 1100-2100 sqft, sitting on legit-sized lots (not postage stamps). Some are fully updated, others are time capsules ready for your HGTV moment.  Condos can start in the $400Ks, while most single-family homes fall between about $1.2M and $2M. 
 
Competition is real
This isn’t some sleepy bargain bin. Homes move fast, often with multiple offers, and go pending in a couple of weeks. 
 
Schools
This is where details matter. Blossom Valley pulls from multiple districts like Oak Grove, San Jose Unified, and East Side Union. Two houses on the same street can have different schools, so you always want to double-check what schools are designated to your property. Ratings vary from 3-to-9 on GreatSchools, so there's some exploring to do here.
 
Lifestyle perks
This is where Blossom Valley stands out. You’re close to great outdoor spots like Martial Cottle Park and Santa Teresa County Park, plus easy shopping at Oakridge Mall and along Blossom Hill. It’s convenient, practical, and easy to live in. It's pretty... normal. Which is nice!
 
So, is it a fit?
If you want more space, a yard, and a better price point than Almaden or prime Cambrian, Blossom Valley is absolutely worth a look. Just be ready for some trade-offs like lower walkability, commute, and school variability.  Blossom Valley is one of the better “value plays” left in San Jose. If you know what you’re looking for, you can get more house without completely blowing up your budget.
